1. Missing/misplaced/loose shingles

You may notice that some of your shingles are loose, missing, or miss-placed. In most cases, this happens to old roofing that has had an encounter with rough winds and other harsh weather conditions. The shingles start by loosening up and then end up being carried away or miss-placed. Missing shingles should be replaced immediately as they expose the roof to further damage and hence lower its lifetime.

2. Asphalt granules in the gutter runoff

Another common roofing imperfection is the presence of asphalt granules in the gutter. The granules are as a result of heavy rains, hail, age, and even heat weakening the granules on older asphalt shingles and leaving them to run down into the gutters. Bare asphalt shingles leave your roof exposed to additional roof damage and may mean your roof needs replacement.

3. Shingle deformation

You may also notice various deformations on your roof such as cracks, curling, and cupping of asphalt roofing shingles. Such deformation is always bad news and needs to be attended to as soon as possible. Curling at the edges of shingles is often a result of improper venting in the attic, ice dams on the roof, and age. Consequently, curled or cupped shingles become brittle and thus crack easily under pressure.

A roof with a steeper pitch will last longer than a flat roof in almost all situations. Here are some facts to help clarify why a steep roof will last longer than a flat roof types.

Steep Roof Facts

  • Water runs off of a steep roof faster, which allows the roofing materials to dry faster. Standing water, which can lead to mold and rot, is not an issue with a steep roof.
  • During the hot summer months, a steep roof absorbs less radiation from the sun. This leads to a longer lifespan for roofing materials.
  • If you live in an area with heavy snowfall, a steeper roof allows the snow to slide off before the load becomes too heavy.
  • Debris such as fallen tree limbs and leaves are less likely to remain on a steeper roof. These items can collect moisture if left in place.

In most situations related to climate a geography, a steeper roof is going to last longer than a flat roof. There can be diminishing returns to this, however. For example, if a roof is too steep, the adhesive may not be strong enough to hold the roofing materials in place.
